Section 5.2.
Basic Maintenance Steps
To ensure successful completion of any maintenance task, a standard set of procedures
should be developed and followed. The overriding, most important goal of any procedure
(maintenance or otherwise) should be the safety of all facility personnel. There are many
hazardous conditions that can occur during maintenance. All maintenance personnel should
be aware of these conditions before undertaking any work, and prepare for them
accordingly. Secondarily, but still important, these procedures are put in place for the
protection of the actual equipment. Performing a maintenance procedure incorrectly can
damage the system, resulting in increased down time and expensive repairs.
Below is a basic outline of topics that should be addressed when undertaking any
maintenance procedure. All written maintenance procedures listed in this manual are
predicated upon these concepts. While the specifics of any procedure should be adjusted to
fit within a particular institute’s guidelines, the overall principles listed here should always
be adhered to. Establish and follow a standard routine each time you perform maintenance
to ensure a consistent and successful operation. All procedures should be clearly
documented for reference. Also, a maintenance log should be kept. Record all maintenance
procedures conducted, the condition of the system observed, and any abnormalities or
problems encountered during maintenance. This information should be reviewed as part of
any subsequent maintenance preparations (step 2 of the
Maintenance Preparation Outline
below). The maintenance log should also be periodically reviewed as part of the general
maintenance and safety procedures.
