Maintenance
Preventative maintenance
It is the responsibility of the owner to provide the necessary daily, monthly, and yearly maintenance
requirements of the system.
In any operating system, it is important to provide a planned maintenance and inspection of its
functioning parts to keep it operating at its peak efficiency. As a result, the following maintenance
must be performed when prescribed.
Important:
If a unit failure occurs due to incorrect maintenance during the warranty period,
Johnson Controls will not be liable for costs incurred to return the system to satisfactory
operation.

Record the operating conditions (on applicable Log Form).

Check the operating parameters for indication of tube fouling or refrigerant
loss.

Check the three-phase voltage and current balance.

Check the programmable operating setpoints and safety cut-outs. Make
sure that they are correct for the application.

Verify the evaporator water or brine flows.

Check the condenser coils and variable speed drive cooling coils for dirt and
debris, and clean if necessary.

Leak check and repair leaks as needed.

Check and tighten all electrical connections.

Verify the Variable Speed Drive heat exchanger coolant level and add
coolant if necessary.

Measure the motor winding and insulation resistance.

Perform refrigerant analysis.

Review the operating data for trends that indicate increasing vibration or
power consumption. The MBC data includes 1 x rotational speed vibration
in displacement.

Clean the evaporator tubes.

Check all enclosure door gaskets for any signs of leakage or damage that
might cause a leak. This should include the VGD actuator shaft bellows.

Check the OptiView panel cooler condensate drain tube for any blockage.

Replace all vapor emitters in the variable speed drive and any other
locations where they are present.

Verify the operation of the Smart Sensor System.
X
Verify unit heater operation.
X
Verify the variable speed drive coolant concentration is 44% propylene
glycol (PG) using a refractometer.

Replace the variable speed drive starter coolant.

Perform eddy current testing and inspect the tubes.
2 to 5 years

This procedure must be performed at the specified time interval by an Industry Certified
Technician who has been trained and qualified to work on this type of YORK equipment. A
record of this procedure being successfully carried out must be maintained on file by the
equipment owner should proof of adequate maintenance be required at a later date for
warranty validation purposes.
