Installation, operating and maintenance instructions for up-and-over doors

These installation, operating, and maintenance instructions must be (handed over to the operator and) securely kept for the entire service life of the door.
Operating and maintenance instructions
Incorrect operation or maintenance renders the manufacturer's liability
null and void, as does failure to use original spare parts or any
unauthorized changes to the structure of the door. This garage door is
designed for private use. If used commercially, compliance with
corresponding national and international regulations is mandatory.
Operation:
The mechanical equipment of this door is designed to mitigate to the greatest
possible extent the risk of anyone operating or standing near the door being
crushed, cut, clipped or otherwise injured. To ensure safe use of the door, the
following points must be observed:

Before and during the cycle make sure that there are no persons or objects,
except for the operator, within range of moving parts (e.g. door, leaf, rollers,
etc.).

Any existing pass door must be in a safe position:
The pass door is in safe position when the lock's catch is fully engaged in
the edge plate.
·
Manual operation of the up-and-over door is permissible using only the
outdoor or indoor handles, or the hand pull. Operators must not interfere
with moving parts.
·
The up-and-over door opens by itself in the lower area and runs shut by
itself in the upper half when closing.
·
When opening, push the door leaf to its in end position and wait until it has
come to a standstill before taking any other action. Sufficient spring tension
must be present. Caution: The spring tension may only be adjusted by a
qualified installer!
·
Operation of this door is only permissible at temperatures between -20°C
and +40°C.
·
The A-weighting sound pressure level is less than 70 dB.
·
Make sure the bolt engages securely when closing the up-and-over door.
·
Lock function (for manual operation)

Unlock with a full clockwise turn of the key. Remove the key. It is now
possible to open and close the up-and-over door continuously without a
key by turning the handle.
Handle in horizontal position = zero position
Handle rotation 45° right = retracts bolt bars
Handle rotation 45° left = extends locking bars

To lock the door, fully turn the key anti-clockwise and turn the handle 45°
left. Remove the key.

The inside unlocking/locking knob can be activated to enable opening
and closing without a key.

When the door is equipped with an operator,

The system must comply with all applicable EU Directives (Machinery,
Low Voltage, EMC Directives, etc.), as well as with all applicable national
and international norms and regulations.

The system must be duly fitted with a type plate and CE mark by the
manufacturer, and a conformity declaration must have been issued.

Handover literature must be available in the local language and must be
securely kept for the service lifetime of the garage door.

If a pass door is present, an Extra 412 8K2 pass door contact must be
fitted.
Installation, commissioning and adjustments of the door operator may
only be carried out by suitably qualified installers!
Maintenance:
Maintenance intervals depend on the frequency of use and area of application,
but at least once a year.
Maintenance tasks by unskilled or qualified persons:
·
Spray the pivot points of the up-and-over door with silicone spray, clean the
tracks and spray with silicone spray.
·
Do not grease the lock cylinder. If it does not run smoothly, treat it with
graphite spray.
·
Ensure sufficient ventilation (drying) of the rebate profile and frame side
profiles. Water drainage must also be ensured.
·
Keep all corrosives or other aggressive agents such as acids, lyes, salts,
etc. away from the up-and-over door. Use only mild household detergent to
clean the door.
·
Up-and-over doors with wood filling are pre-treated at the factory and
therefore impregnated against blue stain and wood pests. Any further
painting of the wood filling on site must be performed within 4 weeks from
delivery. Standard wood varnishes or suitable trade paints must be used
and applied at a maximum wood moisture content of 20%. Avoid using dark
varnishes or paints.

Steel-filled up-and-over doors are powder-coated with polyester at the
factory. Any final processing at the site must be performed within 3 months
from the date of delivery.
We recommend the following procedure:
1. Clean the surface thoroughly with water, household detergent and a
cloth/sponge, rub off coarse soiling with methylated spirits or solvent
beforehand if necessary
2. Leave to dry
3. Light sanding with fine grain (180 - 220)
4. Remove dust from the surface
5. Coat with synthetic resin lacquer (1-component acrylic lacquer) for
exterior use
6. Leave to dry

Touch up the paint at intervals according to local environmental and
atmospheric conditions.
·
Further maintenance work may be performed only by suitably qualified
installers. Maintenance reports must be kept during the entire service life of
the door.
Maintenance tasks by qualified persons only:
·
Check screws and clamp connections for secure fit and tighten if necessary.
·
Check the condition of any wearing parts and replace them with original
spare parts if necessary.
·
Check that the spring tension is correct. The door leaf must swing out in the
upper third when closing. To adjust the spring tension, see section 20 of the
installation instructions.
·
Replace the multiple spring assemblies after approx. 30,000 cycles
(open/close). This is necessary:
every 16 years for 0 to 5 cycles a day
every 8 years for 6 to 10 cycles a day
every 4 years for 11 to 20 cycles a day
5- and 10-year manufacturer's guarantee
In addition to the warranty based on our conditions of sale and delivery, we
guarantee the aforementioned up-and-over doors for 5 years (wooden doors)
and 10 years (steel doors) when subject to no more than 50,000 cycles of
operation. If material or manufacturing faults have demonstrably rendered the
doors or parts of them unfit for use or have considerably impaired their
usability, we shall, at our own discretion, repair or replace them free of charge.
No guarantee is granted for damages caused by improper installation,
commissioning, operation, maintenance or use. The same applies to any
damage caused during transportation, by force majeure, foreign objects,
natural wear and tear, or atmospheric influences. This applies in particular to
the primer and wood finishes.
The final colour treatment on site must be carried out within 4 weeks at a
maximum moisture content of 20% for wood fillings and within 3 months from
delivery for steel fillings.
No liability is accepted if unauthorised changes or repair work are carried out
on functional parts or additional filling weight is added which is not
compensated by the prescribed multiple spring sets.
Any faults must be communicated to us in writing immediately, and the parts
concerned must be sent to us upon request. We will not bear any costs of
removal, installation, freight or postage. Should a complaint turn out to be
unjustified, the customer must bear our costs.
This guarantee is only valid together with the signed invoice and starts on the
day of delivery.
