Universal Air Conditioning Unit

12 Maintenance

 

WARNING: ELECTRICAL SHOCK HAZARD .

Ensure the power to the unit is shut off before 
cleaning or servicing the unit. Failure to obey this 
warning could result in death or serious injury.

 

WARNING: CORROSIVE CHEMICALS .

Avoid spilling or splashing the cleaning solution. 
Follow all warnings and recommendations given 
by the manufacturer of any cleaners or premixed 
solutions.

These items should be part of a routine maintenance 
program until a specific schedule for each can be 
identified for this installation.

Monthly

Task

Clean or replace the return-air filter.
Check the condensate drain for blockages.
Check for any obstructions in the system.

Annually

Task

Clean and inspect the condenser coils.
Visually inspect the connecting lines and coils for signs of oil 

leakage.
Check the wiring for loose or broken connections.
Check the evaporator coils. Clean using appropriate indoor 

coil cleaner if necessary.

12 .1  Checking the Condensate 
Drains

Check the Condensate Drain for obstructions every 
three months. Check for obstructions by rapidly pouring 
a quart of water into the Condensate Pan. If the water 
does not completely drain within 30 seconds, check the 
drain outlet for clogs.

12 .2 Cleaning the Return-Air Filter

Check the Return-Air Filter once a month (or more often if 
local conditions and usage patterns dictate) and replace 
or clean as necessary. To clean the filter:

•  Remove the filter from the unit.
•  Rinse the filter with water.
•  Let the filter air dry.
•  Install the filter back into the unit.

The filters in this unit may need to be checked more 
often depending on the operating conditions and 
the usage patterns.

12 .3 Refrigerant Gas

The refrigerant gas used in the air conditioning system is 
adequate for the life of the system. Routine charging of 
the system is not necessary.

12 .4 Checking the Condenser Coil

A dirty condenser coil reduces the unit’s efficiency. A 
reduction of efficiency will raise the total system pressure 
and decrease the unit’s ability to produce cold air. The 
condenser coil can be flushed using low-pressure water 
hose if necessary. Use appropriate outside coil cleaner if 
cleaning the coil using coil cleaner.

With the system turned off at the circuit breaker on the 
panel:

•  Check and clean the condenser coil with coil cleaner.
•  Rinse the coil to flush any residual cleaner from the 

system.

•  Restart the system and check operation parameters 

after a thorough cleaning has taken place. 

Additional cleaning may be necessary with extreme 

contamination.

regulations.
