13.3 Corrective maintenance
Experience shows that common faults are often easy to fix. There are three such causes in particular:
1. Exchanger fouling.
2. Problems with the hot or cold fluid circuits.
3. Failures of electric components such as relay coils or electrical valves, etc.
Maintenance of micro-channel condensers (§13):
You are recommended to only use water to clean the outer surface of the condenser. If another fluid is used, the following
recommendations must be observed:

The pH must be between 5 and 9.
-
The solution must not contain chlorides, sulphates, copper, iron, nickel or titanium.
-
The solution must have been tested to demonstrate it is compatible with aluminium.
You may use a high-pressure cleaner provided that the following recommendations are observed:
-
Before cleaning the condensers, remove all soap or cleaning fluid from the unit.

Clean the condensers by spraying the jets perpendicular to the face area, in an even and regular motion from top to
bottom.

Do not exceed 900 Psig or a spray angle of 45°.
-
The nozzle must be at least 30 cm (12 ") from the condenser.
-
Remove any excess water from the condenser.
Faults detected by the safety devices are not necessarily caused by a sudden change in the magnitude being monitored.
Taken regularly, readings should make it possible to anticipate future trips.
Perform the checks listed in the table below if you notice that a magnitude deviates from its normal value and gradually moves
closer to the safety limit.

too powerful for the circuit load
- Recalculate the heat load
- Check the operation of the capacity control system
- Compressor suction valve opening insufficient

- Open the compressor suction valve fully
- Lack of refrigerant
- Find the leak(s) and top up the charge
Excessive
discharge
pressure
- Poor ventilation (suction or discharge blocked),
fans turning in wrong direction.
- Suction air too hot (recirculation)
- Check the operation of the air condenser
- Insufficient opening of the compressor
discharge valve
- Open the compressor discharge valve fully
Discharge
temperature
too high
- Problem on fluid injection system
- Check the operation of the injection expansion valve
Oil level
too low
- Oil not topped up after servicing
- Top up with oil
Motor fault
- Circuit breakers faulty
- Insufficient power supply voltage
- Insufficient motor cooling
- Replace them
- Check the electrical installation and contact your energy
supplier if necessary
- Make sure that nothing is preventing the motor from being
cooled
