Be sure to enter a value for
all five TVM variables

is for a loan without a balloon). Clearing the variables
before starting (

) accomplishes the same thing. Check the
appropriate payment mode (mortgages and loans are typically End
mode calculations), and specify the number of payments per year

). Also check that all figures for money paid out are
negative
(the cash-flow sign convention).
